How We Scored 1,247 Businesses in Costa Mesa (And Found 38 Hot Leads)

We ran a real search on Costa Mesa 92626 — every category, no filters. Here's what the data looks like, what the scores actually mean, and which businesses landed at the top.


The Setup

We searched zip code 92626 (Costa Mesa, CA) with the "All Categories" filter. ZipLead pulled data from Google Places, Yelp, and our enrichment APIs in parallel. The full search took 58 seconds.

Total results:1,247 businesses. Of those, 38 scored 90 or higher (what we call "hot leads"), 94 scored 70–89 ("warm"), and the remaining 1,115 scored below 70.

What Makes a Business Score 90+?

A score in the 90s means the business is showing multiple strong buyer-readiness signals at the same time. No single factor gets you there. Here's what the top 38 had in common:

32 out of 38 had no website. This is consistently the single strongest signal. A business with strong reviews and no website is practically asking for help.

28 out of 38 had 4.5+ stars with 100+ reviews. The product is proven. Customers love them. The marketing gap is the opportunity.

19 out of 38 had stalling review velocity.Their review count was flat or declining month-over-month. Momentum is slipping and the owner can feel it even if they can't name it.

11 out of 38 had detectable ad spend.They're spending money to grow but doing it without a proper web presence or landing page. That's budget looking for a better home.

Business E (Score: 90) — Restaurant. No website. 4.4 stars, 94 reviews. Zero reviews in the last 30 days after averaging 6/month. Something changed. This is the kind of business where a well-timed outreach email lands differently than it would have two months ago.

The Categories That Scored Highest

Not all categories are equal. In Costa Mesa, the highest average scores by vertical were:

Restaurants: 47 businesses, 12 hot (25.5% hot rate)
Fitness / Gym: 14 businesses, 5 hot (35.7% hot rate)
